In 2025 Amy took a $40,000 home equity loan on her main home and used it to pay off credit cards. Her first mortgage is $200,000. Is the home equity interest deductible?
Interest on a home equity loan is deductible only if the proceeds are used to buy, build or substantially improve the home securing the loan. Using the money to pay personal debts makes it personal interest, which is not deductible, regardless of total debt. Home equity loans used for improvements can be acquisition debt.
